[ Our History ]

Our founder, Fred Delibero began his career as a commercial real estate professional in 1992 holding senior commercial leasing and development positions with The Mills Corporation, and Copaken, White & Blitt.

In 2002, Fred started Summit Custom Homes, a semi-custom home building and land development company in Kansas City. Under his direction, Summit grew to become the largest home builder in the Kansas City Market. In 2015, Builder Magazine ranked Summit the 129th largest builder in the nation.

Following the sale of Summit late 2016 to Clayton Properties Group, a wholly owned subsidiary of Berkshire Hathaway, Fred formed Griffin Riley Property Group, LLC, with the intent of investing in and developing value-add commercial and residential properties. Since its inception, the company has completed acquisitions and new projects in the Kansas City metro area including the development, purchase, leasing, repositioning, and management of neighborhood retail centers, office, warehouse, and residential for rent properties.

Meet Our Team

Fred Delibero

Chief Executive Officer

Fred earned his dual-major Bachelor of Science Degree in Marketing and Management from Fort Lauderdale College in 1993, and his Master of Business Administration degree from Nova Southeastern University in 1995. He received the highest Summa Cum Laude honors earning both degrees.

Fred holds his Missouri and Kansas real estate license and is a former member of the board of directors of the Greater Kansas City Home Builder’s Association where he served as President in 2013, the National Association of Home Builders, and Hope Haven of Cass County, a domestic violence shelter. He served on the Lee’s Summit Planning Commission from 2009 to 2017 where he helped guide smart land development practices, and currently serves on the Lee’s Summit Public Safety Advisory Board.

Delibero is also a principal investor and partner in several additional multi-family for rent projects including the successful 56-unit Centropolis on Grand luxury apartment project finished fall 2016 on an infill lot at 5th and Grand in the River Market area of Kansas City; Ashland on Third, a 93-unit luxury apartment project scheduled to begin construction Spring 2020 located at 3rd and Grand in the River Market area of Kansas City; Skyline Apartments, a 93-unit apartment community located in Liberty, Missouri acquired in 2017 and repositioned to increase rents and occupancy; Westowne Apartments, a 141-unit apartment community located in Liberty, Missouri acquired in 2018 currently undergoing a repositioning; and REI Partners, LLC, a for rent investment and management company.

Over the course of his career, he and his team have raised more than $7,000,000 to benefit St. Jude Research Hospital, Children’s Mercy Hospital and other charities; and he has personally donated more than $2,000,000 and hundreds of hours of time to charities including St. Jude, Drumm Farm Center for Children, Hope Haven of Cass County, the Lee’s Summit Education Foundation, Boys and Girls Clubs of Greater Kansas City, Big Brothers Big Sisters, Harvester’s Community Food Network, and many others. He, his wife Lisa, and two adult children all reside in Lee’s Summit.

Jake Loveless

Vice President

At GRPG, Jake leads business development, investment evaluation, contractor negotiations, project management, operations, and more. Jake personally managed all aspects related to pre-development, financial analysis, planning, entitlements, tax abatement, contractor selection, negotiations, and project management for the planned Residences of Echelon luxury apartment community scheduled to break ground December 2017.

Prior to joining GRPG, Jake served in several roles at Summit Custom Homes starting in 2010 as a Project Manager and quickly ascending to Director of Purchasing and Estimating and finally Director of Business Development where he identified and structured bulk lot purchases, new land development projects, and other investment opportunities.

Jake earned his Bachelor of Science Degree in Marketing and Management, and his Master of Business Administration degree from Washburn University, one of the top ranked business schools in the nation, where he also played college baseball. He personally invests in residential and commercial rental property. He resides in Lee’s Summit with his wife Emmie and their three children.

Victoria Deardorff

Controller/ Business Manager

Victoria is responsible for all aspects of accounting and financial reporting and heavily involved in property management.

Prior to joining GRPG, Victoria worked in accounting and marketing for the Country Club Plaza with Highwoods Properties, Inc. and Taubman Centers, Inc. She was the primary contact for financial reporting involving a Transportation Development District and a Tax Increment Financing district and heavily involved in budgeting and forecasting.

Victoria earned her Bachelor of Science Degree in Business Administration, and her Master of Business Administration degree from Rockhurst University, where she also played college soccer. She is a Certified Public Accountant and a member of the American Institute of Certified Public Accountants. She resides in Lee’s Summit.

Matt Tapp

Director of Acquisitions & Entitlements

Matt brings a wealth of knowledge and experience from the local economic development and community realms. Since 2000 he has held leadership roles , guiding teams and trying to make a difference for different communities across the KC metro area. 

His core responsibility with GRPG is to identify new opportunity and collaborate with local community leaders to deliver the pinnacle project for a community. 

He resides in Kansas City, Missouri with his wife and their three children. When Matt’s not on the job, he loves spending time with family, being active, and indulging his appetite for traveling to different locales (warm tropical paradises).

Riley Delibero

Property/Asset Manager

Riley manages our property assets and oversees various aspects of property management, including the leasing process, office administration, organization of W-9 forms and Certificates of Insurance, budgeting, and overall support for all related processes.
 
Prior to joining GRPG, Riley earned her Associate’s Degree from the University of Central Missouri and spent her free time with friends, family, and animals. She then worked as an Assistant Property Manager at Residences at Echelon, where she was the main point of contact for resident concerns, handled administrative tasks, monitored property conditions, organized community events, and assisted with leasing as needed. Riley currently resides in Lee’s Summit.

Scott Runyan

Project Manager

Scott manages our overall construction process from inception to completion. He brings 25 years of construction experience. Starting in the late 1990’s as a union construction worker, he earned his Bachelor of Construction Engineering Technology degree and a Master of Business Administration degree.
 
Prior to joining GRPG, Scott worked in all facets of the construction industry ranging from self-performing the work, preconstruction, estimating, to overall project management. Scott has managed projects in many sectors of construction including K-12, civil, industrial, commercial, tenant improvements, and multi-family.
 
He resides in Kansas City, Missouri with his wife and two daughters. While not juggling the day-to-day process of construction and spending time with his family, you can find him on a body of water fishing, hunting out in the woods, or simply relaxing and playing a guitar
